Citygrove negotiated with 23 individual freeholders and leaseholders to bring together this 14-acre site in the heart of Watford. Citygrove also recognised from the outset that the inclusion of a new road to absorb the influx of traffic would be important to obtaining a planning consent.

The site was pre-let and forward sold in the depths of the recession in 1992 to AMP (Henderson) for £22.680 million.
